MFG has acquired 100% of the hotel complex, villas, and adjoining agricultural assets of Zornitza Family Estate, located next to the Group’s own AYA Estate Vineyards, in the heart of the Struma Valley. The acquisition, legally finalized in December 2025, brings together two projects united by a shared philosophy - respect for terroir, nature, and the local community.

The transaction is part of MFG’s long-term investment strategy for the development of the AYA brand, which aims to foster the sustainable growth of the region as an international destination for wine, gastronomic, and cultural tourism, among other initiatives. Under the AYA umbrella, projects in winemaking, the development of the cultural scene, and spaces for contemporary art are already underway. Later this year, AYA Equestrian Center is set to open, positioning Bulgaria in a new and distinctive way on the map of professional equestrian sport, while a number of future projects are currently at various stages of development.

“For us, this is not merely an expansion of business operations and assets, but a natural continuation of plans we have been implementing in the region for several years - creating value that endures over time, working in harmony with nature and the local community, and revealing the true spirit and identity of the place,” commented the investors from MFG.

In the short term, carefully planned renovations of the hotel and villas are envisaged, with a focus on further enhancing service quality while preserving the architectural character and the connection to the surrounding environment. The complex will continue to be part of Relais & Châteaux.

From a broader perspective, the acquisition further expands the opportunities for the holistic development of AYA - spanning viticulture and winemaking, gastronomy, sustainable agriculture, and cultural programs, to high-end tourism and sport.

Through this transaction, the investors reaffirm their strong commitment to environmental preservation, the local economy, and the long-term positioning of the Struma Valley as a region with a distinctive and recognizable presence on the European map.
